If you are dealing with HM Land Registry without a conveyancer, you may need form ID1 (for individuals) or ID2 (for companies) certified by a solicitor. If your identity is checked by video call, the solicitor also completes form ID5. Our solicitors can check your identity and certify the forms.

HM Land Registry requires evidence of identity when someone who isn’t represented by a conveyancer applies to change the register, for example to transfer a property, remove a restriction or register a charge.
Form ID1 is used for individuals and form ID2 for companies and other organisations. The form must be certified by a conveyancer, such as a solicitor, who has checked the person’s identity. Where the check is done by video call, the solicitor also completes form ID5 and takes a screenshot during the call.
The certifying solicitor confirms your identity against original documents and a recent photograph or a video-call screenshot, in line with HM Land Registry’s requirements. This protects you and the register against fraud.

Speak to your solicitor
An SRA-regulated solicitor explains the risks in plain English, by video or in person in London.
Form certified
Your solicitor certifies your ID1 or ID2 form (with ID5 for a video check), ready to send to HM Land Registry.
Often, yes. HM Land Registry accepts identity checks by a conveyancer over a secure video call, using form ID5 and a screenshot taken during the call. We'll confirm on your free consultation whether a video check suits your application.
Identity checks can be done in person at the solicitor's office in London. A check by video call, with form ID5, may also be possible wherever you are in England and Wales: we'll confirm on your free consultation.
The forms must be no more than three months old when your application is lodged with HM Land Registry.
Your solicitor will confirm the fee on your free consultation, before anything starts.
