Paragon is a specialist lender, best known for buy-to-let mortgages for landlords, including limited companies. If Paragon has asked directors, shareholders or other parties to take independent legal advice, an SRA-regulated solicitor can explain the documents and sign the certificate, often the same day.

Many landlords now buy through a limited company, often a special purpose vehicle (SPV) set up just to hold property. Lenders to these companies usually ask the directors and shareholders to give personal guarantees. That means if the company can’t pay the mortgage, the lender can come to the individuals.
Guarantors are the people we most often advise for Paragon loans. We also help with deeds of subordination, where a director has lent money to the company and is asked to rank behind the lender.
Your solicitor explains the guarantee and any related documents, including whether the guarantee covers just this mortgage or all money owed. If you go ahead, they complete the certificate in the lender’s wording.

Speak to your solicitor
An SRA-regulated solicitor explains the risks in plain English, by video or in person in London.
Certificate sent to your lender
Your signed ILA certificate and documents are dispatched, usually the same day.
When the borrower is a limited company, the lender usually wants the directors or shareholders to guarantee the loan personally, so it can recover the debt from them if the company can't pay.
If Paragon has given you a certificate or form for the solicitor to sign, use it. Send it to us before your appointment so your solicitor can complete it in the right wording.
Many lenders now accept video advice, but requirements change and can differ between products. Check Paragon's instructions, or ask your broker. If a face-to-face meeting is needed, we can arrange one in London.
No. My Online Lawyer is independent of Paragon. We connect you with an SRA-regulated solicitor who acts only for you.
My Online Lawyer is not affiliated with, endorsed by or acting for Paragon. We use the name only to describe documents our clients have been asked to sign. Always follow your lender’s own instructions, and check its requirements with your broker or the lender if you’re unsure.
