When you need to see a solicitor in person

Most lenders accept independent legal advice given by video call, so you can usually be advised from home or work without travelling. Meeting a solicitor face to face is still the better option, or the only one, when:

  • your lender’s instructions say the advice must be given face to face;
  • you are making a statutory declaration, which is normally made in person, in front of the solicitor;
  • HM Land Registry needs your identity checked for an ID1 or ID2 form and you would rather not do it by video with form ID5;
  • you simply prefer to sit down with a solicitor and go through the documents together.

In-person appointments take place at the solicitor’s office in London. Same-day appointments are often possible (additional charges may apply), or tell us on your free phone consultation that you need to meet in person and we will arrange a time that suits you.

Why London buyers and guarantors need independent legal advice

London property prices mean that buying often needs help from family, and lenders protect the people giving that help. A parent joining a mortgage as a joint borrower, a relative gifting a deposit, an adult child living in a parent’s home and signing an occupier’s consent form, or a director guaranteeing a company loan: in each case the lender usually wants advice from a solicitor who is independent of the borrower and the lender, and a signed certificate before it releases the funds.

Because the advice has to be independent, the conveyancer acting on the purchase usually can’t give it. That is the gap we fill, in person in London or by video anywhere in England and Wales.
